Procedure: The property is being offered by public auction with online bidding, exclusively. A 10% buyer's premium will be added to the winning bid.

Down Payment: a non-refundable $15,000 Down Payment due at 3:00 pm on the day of auction, at the auction location, with the balance due at closing within 30 days. The down payment may be made in the form of a certified or cashier’s check. Personal check, or business check accepted with bank letter of guarantee, payable to T&S Auction Service Escrow. Your bidding is not conditional upon financing so be sure you have arranged financing. 

Acceptance of bid: This is a public auction. The successful bidder will be required to enter into a purchase agreement at the auction site, at 3:00 pm, following the close of the auction.

Evidence of Deed and Title: Seller shall provide deed and clear owners title insurance policy in the amount of the purchase price (winning bid + 10% buyer's premium) at closing.

Closing: The balance of the purchase price is due at closing, which will take place within 30 days of presentation of title. Closing fees shall be split by the Seller and Buyer 50/50.

Possession: Possession at closing.
